Buying Foreclosure Property

Every investor who wants to buy a foreclosure home has the sole objective of optimizing the value of the property. Usually, investors go about this by buying out the equity from the homeowner. This act relieves the owner of payment problems and also allows the investor to obtain equity in the property. This method is called subject to" purchase, which implies that the current financing is maintained, with your purchase "subject to" that financing.

Evaluating properties

One key point to note in the assessment of an offer is that you should match your profit margin against the owner's net equity and not the gross equity. For instance, if a homeowner has a property valued at $100,000 that requires $5,000 worth of repairs to obtain that $100,000 value, and has $75,000 loan due (including 2 past due payments), how much equity is left in the property? Clearly, there is only $10,400 left. This value becomes so, because after deducting $6,000 sales commission, realtor charges of 6%, $1,500 closing costs upon resale and closing fee of $5,000. So a gross value of $100,000 is practically $10,400 after deducting all these costs and this is a key point you should note if you want to buy foreclosure home.

A real estate who wants to buy a foreclosure home should be wary of the net value of a property. For this reason it is a useful thing to do a thorough analysis of all the factors impacting on profits including an accurate assessment of rehabilitation after sale.

Assessing offers

An investor who wants to buy foreclosure home will find it prudent to give a homeowner a 50% net equity offer. Although this percentage might not sound as a lot of money, it is a fair offer looking at our example in which the total net value of the property is actually $10,400. A property may be valued at $100,000 but that value does not take into account fees and costs of rehabilitation. A homeowner will find this offer attractive as it will be a better option than losing everything if the property enters into a foreclosure. Again, it relieves him of so many negative encumbrances associated with servicing the foreclosure process and avoiding a blemish to his credit history.

Watch Out For The Scam Artists Who Want To Buy Your Car

When buying a new car, trading in your old one is a quick and easy solution. Of course, you won't get as much money compared to selling it yourself. If the vehicle isn't too old and banged up, the difference could be in the $1,000 to $3,000 range.

But selling it yourself also comes with a price. Many people don't relish the prospect of having to interact with complete strangers. What if someone "undesirable" comes to your home to look at the car? What if your ad leads to some weird phone calls in the middle of the night?

In addition to the security factors, there are con artists out there who'd love to relieve you of your car, but at no cost to themselves. So, while a private party sale will likely save you some significant cash, there are some important issues to bear in mind.

I'm not trying to discourage you from selling your car on your own. Literally thousands of such transactions occur every day without a hitch. But being aware of the rare pitfalls out there will help you avoid them.

First of all, don't have prospective buyers come to your home to look at the car. Meet them at a very public location such as the local supermarket or mall. There's just no reason people need to know your address until you trust them.

Second, whether you're a male or a female, bring someone with you ... a burly, rugged looking type would be ideal if you've got one of those around. They point is, someone with potential ulterior motives may have second thoughts when outnumbered.

Next, don't accept any personal checks. This probably seems obvious enough, but some people still get charmed into it by a gifted con man.

And related to this, don't take a certified check or a guaranteed check either until you contact the issuing bank to verify it. You see, they're not always as good as cash. Some banks actually allow these checks to be stopped. So, while your car buyer is driving away with your car, he's also on his cell phone putting a stop on the check. Before accepting the check, call the bank to make sure a stop order can not be placed on it. If so, tell the buyer to get one that cannot be stopped.

You'll need to watch out for counterfeit guaranteed checks as well. There's darn good ones out there ... so good that you may not find out until your bank tries to collect on it 1 to 3 days later.

This actually, happened to a friend of a friend two years ago. The check was so authentic that his bank deposited it without a question. Three days later his bank called him with the bad news. As an aside, luckily his vehicle was found by U.S. Customs waiting to be shipped overseas.

Again, the sad truth is that you must call the issuing bank and give them the check number so they can verify its authenticity.

Some con men may attempt to scam you out of even more money by giving you a guaranteed check for more than the price of the vehicle. They then ask you to refund the excess. This scam is particularly prevalent on the internet where there is an out-of-state buyer who says they've made a mistake so please just wire transfer the surplus back to them. Again, verify, verify, verify.

Another scam involves phony escrow accounts. A buyer may want his payment held in escrow until the transfer is complete. This is not too unusual a request from a buyer and is done all the time in real estate. It's just less common in cars. The important thing is that you should be the one who selects the escrow company.

What you don't want to have happen is to get a confirmation from an escrow company that the money is there, only to find out later that both the company and the confirmation were phony.

Now, I've probably made you paranoid. The fact is, however, that the odds are overwhelmingly in your favor for completing a problem-free, by-owner transaction, and saving a lot of money over trading it in to a Dealer. Just by being mindful that there are a few rotten apples out there, and what they may be up to, you're just about guaranteed a smooth transaction.

What an outrageous statement! You're probably wondering "how in the world could anyone possibly make money by visiting the dentist." Well, it's not as outrageous of a statement as you may think. Read on and learn.

The first way for this to work you'll need to have an issue that needs to be taken care by by visiting the dentist such as a crown, root canal or some type of major issue that needs to be cared for.

It's actually very simple. If you are suffering from a painful condition that requires a root canal then you eventually must see a dentist, either for the root canal or an extraction. I'll share another secret with you. You'll only be able to get just so many teeth pulled before you're drinking your food from a straw, in which case, you'll be needing dentures and then I'll be right anyway because you'll have to pay for the dentures instead of the root canal.

The first thing that you'll need to do is to purchase yourself what's called a "dental discount plan." This type of dental plan, while not dental insurance, will allow you to save a substantial amount of money simply by paying cash to your dentist at the time of your visit.

Most of these discount plans pay anywhere from ten to sixty percent, depending on the procedure performed.

This is how it will work for you. The average cost of a good dental discount plan is around $110.00 for a single person and around $150.00 for the entire family for a full year. For this example, I'm going to use the higher rate of $150.00.

Alright, the average cost of a root canal is around $829.00. This is the amount that you WOULD HAVE had to spend. The average cost of a root canal when you have a discount card, and pay cash at the dentist, is only around $500.00. So let's add the $500.00 discounted price to the $150.00 cost of the discount plan. $500.00 plus $150.00 = $650.00. This is what you'll now have to pay the dentist to get your root canal taken care of. Subtract what you would have had to pay, if I hadn't brought this opportunity to your attention, and you've just pocketed $179.00.

How did I figure that amount you say? Because you WOULD HAVE paid an average of $829.00 in order to get that procedure performed. I showed you a way to get the same procedure done, by a fully qualified dentist, for only $650.00, including the cost of the discount plan. That's a difference of $179.00.

Now let's say that you don't get the root canal taken care of, which wouldn't be very smart, but we'll figure it anyway.

For one thing, you're going to eventually have to have several tooth extractions performed if you don't take care of your teeth. Multiply that by four for a family of four.

Eventually, you'll be forced to purchase dentures. Dentures can be extremely costly. That's why it is so important to take care of your teeth in order to prevent having them all pulled. However, in some cases it's already to late.

Dentures cost an average of $1250.00 for the upper denture alone. Most Prosthodontists are not cheap. However, you can ease the financial "pain" by purchasing the dental discount plan.

Example, the average cost for your upper dentures alone is around $700.00. If you add on the cost of the discount plan then it adds up to be $850.00. Subtract $850.00 from the $1250.00 that you WOULD HAVE spent and I just put $400.00 in your pocket. That's just for the upper dentures. You'll save more on the lower ones, when you need them.

Also, any other dental procedures that you or your family have done in the next year will be done at a substantially discounted rate. This could potentially add up to thousands of dollars in savings when you include x-rays, check ups, fillings, braces, oral specialists and much, much more.
